Home Sweet Home: Why Video Home Tours?
It is a little hard to believe that we are already halfway through 2018, but nonetheless, we find ourselves starting a new blog series for the month of July. Recently we have been working on some video home tours, which has brought that side of our business back into the forefront. We have found that most properties listed on various websites are accompanied by photographs, and we subscribe to the belief that photos of the properties you are selling or rent is a necessity. However, we have also come to believe that there is another form of media that tremendously helps those seeking a home as well as those selling them.
That’s right. We’re talking about video home tours.
So, why do we think that video home tours are a good idea?
1) The Statistics Don’t Lie
Honestly, the numbers inform us that video has a pretty wide range statistically and is not used as often as you might think. According to REALTOR magazine’s annual survey, 81% of homebuyers use the internet and video tours as a resource when searching for a new home, but only 35% attend open houses. Listings with video receive up to 403% more inquiries than those without. Generally, more views results in more leads, which leads to a greater possibility of selling or renting quickly. Also, in that same survey, about 1% of realtors are actually utilizing home tours, which could be a major advantage for your company.
2) The Convenience Factor
If a company is managing multiple homes, then it doesn’t take long for their schedules to be filled with home tours and open houses. These are time consuming processes. For realtors, video home tours can be a cost-effective and time saving opportunity because your interested parties can already have an impression of the home before they take the time to make contact. For those searching for properties, video home tours are just as equally convenient. They can look at potential homes without having to drive or fly anywhere, and whenever someone is looking for a home quickly, this convenience can be invaluable.
3) The Visual Effect
Have you ever looked at a house with professional photos on their listing and been wowed? If you have not, then I implore you to take a look at multimillion dollar homes in Los Angeles to have that experience. A home does not have to be worth millions of dollars, though, to achieve that wow factor. Professional-grade visuals leave an impact on viewers, and video home tours have that potential. It gives an in-depth look at the corners of every room and the size accompanying each space. It is a chance to show off everything alluring about a particular home, which is part of the reason we encourage agencies to utilize video home tours as often as possible.
